Knowing what your North Georgia home is worth while preparing to sell is an important step towards getting the best price. A CMA will provide you with an assessment of the current fair market value of your home so you will be better able to determine the best possible listing price.

What is a Comparative Market Analysis?

While preparing to sell your North Georgia home, a CMA is a great way to determine your home's fair market value. This is a service that we provide for our clients. For those who are unfamiliar with a CMA, the technical definition is "An informal assessment of a property's market value, usually done to establish a reasonable listing price."

In a comparative market analysis, we will determine the fair market value of your home by comparing it to homes similar to yours that have sold within the past year. This is usually done by a local Realtor®, because they have easy access to area real estate sales records. You can do your own CMA by visiting the county court house, but that will likely take you much longer because you will have to look through a number of documents, and you may not understand everything you are looking at. Because we have access to the documents needed, we will research and interpret the information for you!

Why is it a Bad Idea to Overprice Your North Georgia Home?

Overpricing your North Georgia home is normally a bad idea for a number of reasons. Overpricing a home happens when a client insists on a selling price for a home that is far above the fair market value. Three main dangers that come with overpricing a home for sale can include:

  1. Pricing a home above the fair market value usually results in people going elsewhere to buy. They may love your home, but if you have a similar home in your neighborhood for a lower price, they'll buy it - not yours. In effect, you have missed your buyer and now you will have to wait and attract another one at a later date, usually with the same results.
  2. Traffic and lots of it is what sells a home! Without human bodies walking through your North Georgia home, it doesn't matter if it's the best deal around or the most beautiful in your neighborhood - it still won't sell. In order to get the most traffic possible in the shortest time, the price must be right from the very beginning. If the home is priced very near what you actually think it will sell for, you will get the most traffic - and the best offers.
  3. Your home will sit on the market while YOUR buyers go buy other homes. You will have lower traffic due to the higher price and fewer people will be exposed to it. What happens when you finally decide to lower the price? People see the price reduction and it causes the following thoughts...
  • I wonder how much further down they will come?
  • I wonder if something is wrong with it?
  • I wonder how long it's been for sale?

Just these three will likely cause you more suffering from low offers or none at all.
